Tracking published rates from operators including

The pricing problem

Storage pricing moves weekly. Most operators find out months late.

The problem

You're pricing blind

Competitors change rates and run promos constantly. By the time you notice, you've already lost move-ins to the cheaper unit down the road — or left money on the table.

The old way

Manual shops & spreadsheets

Someone calls around or pulls websites once a quarter, pastes prices into a spreadsheet that's stale the moment it's saved. No history, no promos, no availability.

With StorInsight

Your tracked market view, refreshed weekly

Published rates, unit sizes, promotions and availability signals from the sites we track are normalised into one rate grid. Every plan has a weekly refresh floor, with history available where the plan includes it.

How it works

From sign-in to insight in four steps

1

Create your workspace

Register, identify your company, review a plan and markets, then confirm payment before data access.

2

Pick your markets

Choose from our currently tracked markets across Asia-Pacific, Europe and North America.

3

Read the rate grid

Compare your selected competitor sites by unit size, with published promos and availability signals.

4

Use the data

Export on eligible plans, or connect through the REST API and MCP server on Network and Market Access.

Who it's for

Find the situation that looks like yours.

The rungs are not the same product at different sizes. They exist because a single-site operator, a yield analyst and a multi-market revenue team have genuinely different problems — and each one is solved by a different part of this.

Solo

01 · Single site, or a franchisee

Competitor pricing for a single-site or franchise self-storage operator

You are the revenue manager, in between everything else.

10 competitor sites in one market

How it works today

  • No revenue management system. Pricing lives in a spreadsheet, along with everything else you run.
  • Competitor rates mean ringing round, or opening a dozen tabs and typing prices into Excel yourself.
  • It costs you a morning, so it happens rarely — and it is out of date before you have finished typing it.

The board is already on screen when you open it.

  • 1 market, and 10 competitor sites you pick yourself
  • The current price for every one of them, in one grid
  • Read it in the browser — nothing to build, nothing to import
  • The morning you used to spend collecting is the whole return

Solo shows you the current board, not how it moved — there is no price history or CSV export on this rung. Your first 14 days unlock Portfolio's sites and 90-day history, so you can find out what history is worth to you before you pay for it. Export is not part of that preview.

Portfolio

02 · Several sites, one market

Rate benchmarking for a multi-site operator without a revenue management system

Someone here knows yield. They just don't have anything to work with.

50 competitor sites in one market, and more at $3 each

How it works today

  • Still Excel, still no RMS — but now there is a person who could genuinely do something with a proper dataset.
  • More sites did not make the collection job smarter, only bigger: the same manual round, multiplied out.
  • By the time it is assembled and formatted it is a snapshot nobody trusts enough to actually price against.

One person can hold the whole competitive set.

  • 1 market, 50 competitor sites, and more at $3 each
  • Up to 90 days of history — the movement, not just today's number
  • CSV export straight into Excel or Power Query
  • One dataset your yield person maintains instead of assembles

Portfolio reads on the same weekly floor as Solo — it buys you more sites and the history behind them, not a faster clock; that comes at Network. The 90-day window fills as we go: our series opened in June 2026 and deepens every week you are on it.

Network

03 · Multiple markets, with a yield function

Competitor rate data via API for multi-market operators and revenue teams

The collection job grows with every site and every market. Your team does not.

200 competitor sites in 3 markets, and more at $3 each

How it works today

  • You may already have an RMS, or tooling of your own, and people whose actual job is yield.
  • Getting market price is linear in sites × markets — and collecting is only half of it. Normalising it into comparable, properly formatted data is the half that eats the week.
  • Reading a screen was never the problem. The feed is the problem: quality, and how often it arrives.

Stop collecting it. Start consuming it.

  • 3 markets, 200 competitor sites, extra markets at $100
  • REST API and MCP server — into your RMS, your models, or an agent
  • Every capture we take, as it lands — the weekly floor lifts here
  • Comparable on arrival: effective post-promo price, consistent size bands, tax normalised where the market's regime allows it

Network's API and export are for your own use. Redistributing the data in a published report is an Enterprise licence — worth knowing before you build it into something you sell.

Market Access

04 · Fund · REIT · family office · investment team · market researcher

Self-storage market rent data for investors, REITs and market researchers

You model all day. The rate is an input you can't source properly.

The plan runs past the frame — there is no cap to draw

How it works today

  • Data comes from everywhere — public filings, internal systems, whatever the prospect hands over. The rate is the one input with no reliable source.
  • So it gets checked once or twice at underwriting, and then the model moves on without it.
  • Every question you have is about a whole market, and every source you have is about one site at a time.

The whole market, as a dataset rather than a research project.

  • No site cap — every site we track in the licensed market, one licence per market
  • Whole-market REST API and MCP at a bulk rate limit; CSV export in 10,000-row pages
  • Every capture we take, as it lands
  • Comparable across operators: effective post-promo price, consistent size bands, tax normalised where the market's regime allows it

Underwriting a new site

Is the price model in line with the market, and where does it sit? You check once or twice at underwriting, then the model runs for years and the rate assumption is never revisited until the doors open.

Acquiring an existing site

You are handed the performance and the expectations that come with it. Market context is how you work out what you are actually being sold.

Bringing a platform to market

You are confident in the strategy and the positioning. Showing it against every competitor in the market is what makes that land with a buyer.

Writing the annual research

The sector piece needs a base solid enough to put your name on — a consistent cross-section you can cite, with the coverage stated plainly rather than implied.

Straight answer on history: every plan that includes it holds a 90-day window, and our series opened in June 2026. So today you get the market as it stands — and the record compounds from the day you start. We are building the long run now, in the open: the deepest history you will ever hold is the history you begin keeping today.

What you get

Everything a revenue manager needs to price with confidence

Live rate grid

Tracked competitor sites and comparable unit-size bands in one sortable table. Click any cell for detail.

Price history

Eligible plans include up to 90 days of captured price history for the sites they can access.

Promo detection

Promotional rates are flagged in amber as soon as a capture picks them up — never miss a competitor's discount.

Availability signals

Units-available counts per facility tell you who's full and who's discounting to fill space.

Coverage you can audit

See the tracked sites, latest capture timing and methodology caveats instead of relying on a universal-coverage claim.

REST API

Network and Market Access include scoped JSON endpoints for rates, history and availability.

MCP server

Ask your market questions in plain language from any MCP-aware AI assistant.

Export anywhere

One-click CSV export for the rate grid and history — for the spreadsheet diehards.

A rate panel, not a dashboard screenshot

Every rate in StorInsight is available over a clean REST API and an MCP server. Pull the whole cross-section into a notebook, feed a revenue model, back-test a pricing rule, or point an AI agent at the market and ask it questions in plain language.

REST API

JSON endpoints for rates, history, availability and promos — a tidy panel keyed on facility, size band and observation date. Cursor-paginated, rate-limited per plan.

MCP server

Point Claude, or any MCP-aware agent, at our server: four tools covering current rates, price history, cross-operator comparison and per-band market summaries.

Normalised for comparability

Effective (post-promo) prices, consistent size bands, tax normalised, FX applied to a reference currency and flagged when stale — so a cross-market median means something.

CSV export

The current-rates grid for your tracked sites — or the whole market on Market Access. One call, straight into pandas.

Coverage deepens continuously — we add operators within a market before we add markets. A plan is metered on the competitor sites you select, never on how big the market is, so a wider footprint costs you nothing until you choose to watch more of it.

Pricing

Published prices. Pay for the sites you watch.

Every plan includes competitor rates with a weekly refresh floor. You are metered on the competitor sites you select — never on how big your market happens to be.

Your first 14 days on Solo include Portfolio— 50 sites and 90-day history, so you can see what price history is worth before deciding. After that you're on Solo unless you upgrade; the extra sites are saved, not deleted. Solo carries a 30-day money-back guarantee on your first term. Sites and markets can each be changed once a calendar month, and a site's price history starts the day you add it.

FAQ

Questions, answered

Where does the pricing data come from?
We capture published unit prices directly from operator websites across every market we cover. Rates, promos and availability are normalised into consistent unit-size bands so you can compare like for like. Every plan is guaranteed a weekly refresh floor — we capture more often than that, but weekly is what we promise, and it's what "current price" means on your plan.
How does pricing work?
Solo ($25/mo, $20 billed annually) tracks up to 10 competitor sites in one market. Portfolio ($100/mo, $80 annually) is one market, up to 50 sites, with 90-day history and CSV export. Network ($350/mo, $280 annually) is three markets, up to 200 sites, plus the REST API and MCP server. Market Access is whole-market coverage for advisors, investors and REITs, priced by market size. Enterprise is a custom quote for four or more markets. Annual billing is 20% off, prepaid.
What's included in the first 14 days?
Your first 14 days on Solo include Portfolio — 50 sites and 90-day history — so you can see what price trends are worth before deciding. CSV export isn't part of the preview. After day 14 you're back on Solo unless you upgrade; anything beyond your 10 sites is kept, not deleted, so nothing you set up is lost.
Can I change my sites or markets later?
Yes. Sites and markets can each be changed once per calendar month — a change that gets rejected (over your cap, for example) doesn't use up that month's allowance. A newly-added site's price history starts the day you add it; the sites picked during initial setup are the exception and come with full history from day one.
What does each plan include — history, CSV, API?
Solo has no price history or export. Portfolio and Network keep 90 days of history and can export their tracked sites as CSV. Network and Market Access also include the REST API and MCP server — Network scoped to the sites you've selected, Market Access to the whole licensed market.
Which markets do you cover, and what currency am I billed in?
15 markets across APAC, Europe and North America: Japan, United States, Australia, South Korea, Hong Kong, United Kingdom, Netherlands, Sweden, France, Germany, Singapore, Poland, Belgium, Malaysia and Denmark. We add markets as coverage deepens. Checkout and billing are in USD regardless of market — rates themselves are shown in local currency, or converted to a reference currency you pick.
I'm an analyst, not an operator — can I use this?
Yes, and a lot of the demand is exactly that. Network and Market Access include the REST API and MCP server, so the rate history lands in a notebook, a model or an agent rather than a dashboard. Market Access licenses a whole market for advisors, investors and REITs. Network's API and export are internal-use-only; redistributing the data in a published report is an Enterprise licence.
How do I sign up?
Sign in with Google or Microsoft, or register with an email and password. Either way your workspace is created automatically the first time you sign in.
What's your refund policy?
Solo includes a 30-day money-back guarantee on your first term. It doesn't extend to Portfolio, Network or Market Access — if you're not sure yet, start on Solo, where the first 14 days already include a Portfolio preview at no extra cost.
